The New Mass Hero and Next superstar

I was surfing youtube with my friends and came a across video named “The new mass Hero “and “Next superstar”  etc… We really got exited and want to know who will be that actor… we really enjoy the show hope you too…

Chennai Super Kings Team formally announced

Chennai Super Kings formally announced their 24-member’s team, led by Mahendra Singh Dhoni, for the 2008 DLF Indian Premier League cricket tournament.

Former India opener Krishnamachari Srikkanth is the team’s brand ambassador.

Former South African captain Kepler Wessels will coach the team.

Gregory King will be the physical trainer. Tommy Simsek will be the team physio.

Tamil cine stars Vijay and Nayanthara as their “star ambassadors”.

Chennai Test Ends in a Draw

The last three Tests in Chennai have all been drawn, but the previous two - against Australia in 2004-05, and Sri Lanka in 2005-06.

Most of the batsmen who came out for a hit enjoyed themselves, but the ones who made the bulk of the runs were the openers. Apart from Virender Sehwag’s 319, Neil McKenzie made 94 and 155 not out, while Graeme Smith and Wasim Jaffer chipped in with half-centuries. In all the openers from both teams scored 749 runs, which is second in the all-time list of openers’ aggregate in a Test.

How to Detect Lies

Recently I read a small book called “How to Detect Lies” it’s very interesting, here some points of:

Body Language of Lies:

A person who is lying to you will avoid making eye contact.

Physical expression will be limited and stiff, with few arm and hand movements. Hand, arm and leg movement are toward their own body the liar takes up less space.

Hands touching their face, throat & mouth. Touching or scratching the nose or behind their ear. Not likely to touch his chest/heart with an open hand. Expressions are limited to mouth movements when someone is faking emotions (like happy, surprised, sad, awe,) instead of the whole face. For example; when someone smiles naturally their whole face is involved: jaw/cheek movement, eyes and forehead push down, etc.

A liar is uncomfortable facing his questioner/accuser and may turn his head or body away.

A liar might unconsciously place objects (book, coffee cup, etc.) between themselves and you.

A liar will use your words to make answer a question. When asked, “Did you eat the last cookie?” The liar answers, “No, I did not eat the last cookie.”

The guilty person may speak more than natural, adding unnecessary details to convince you… they are not comfortable with silence or pauses in the conversation.

Liars sometimes avoid “lying” by not making direct statements. They imply answers instead of denying something directly.

Other signs of a lie:

If you believe someone is lying, then change subject of a conversation quickly, a liar follows along willingly and becomes more relaxed. The guilty wants the subject changed; an innocent person may be confused by the sudden change in topics and will want to back to the previous subject.

Obviously, just because someone exhibits one or more of these signs does not make them a liar. The above behaviors should be compared to a persons base (normal) behavior whenever possible.

In Petrol Service station, only buy or fill up your car or bike in the early morning when the ground temperature is still cold. Remember that all service stations have their storage tanks buried below ground. The colder the ground the more dense the fuel, when it gets warmer petrol expands, so buying in the afternoon or in the evening….your liter is not exactly a liter. In the petroleum business, the specific gravity and the temperature of the petrol, diesel and jet fuel, ethanol and other petroleum products plays an important role. A 1-degree rise in temperature is a big deal for this business. But the service stations do not have temperature compensation at the pumps.

When you’re filling up do not squeeze the trigger of the nozzle to a fast mode. If you look you will see that the trigger has three (3) stages: low, middle, and high. In slow mode you should be pumping on low speed, thereby minimizing the vapors that are created while you are pumping. All hoses at the pump have a vapor return. If you are pumping on the fast rate, some of the liquid that goes to your tank becomes vapor. Those vapors are being sucked up and back into the underground storage tank so you’re getting less worth for your money.

One of the most important tips is to fill up when your tank is HALF FULL. The reason for this is, the more fuel you have in your tank the less air occupying its empty space. petrol evaporates faster than you can imagine. Petroleum storage tanks have an internal floating roof. This roof serves as zero clearance between the petrol and the atmosphere, so it minimizes the evaporation.

Unlike service stations, every truck that we load is temperature compensated so that every liter is actually the exact amount.

Another reminder, if there is a fuel truck pumping into the storage tanks when you stop to buy, DO NOT fill up–most likely the petrol/diesel is being stirred up as the fuel is being delivered, and you might pick up some of the dirt that normally settles on the bottom.

  1. Delete selected item permanently without placing the item in the Recycle Bin. SHIFT+DELETE
  2. Copy selected item. CTRL while dragging an item
  3. Create shortcut to selected item. CTRL+SHIFT (or) ALT while dragging an item
  4. Rename selected item. F2
  5. Search for a file or folder. F3
  6. View properties for the selected item. ALT+ENTER
  7. Close the active item, or quit the active program. ALT+F4
  8. Opens the shortcut menu for the active window. ALT+SPACEBAR
  9. Switch between open items forward. ALT+SHIFT+TAB
  10. Switch between open items Backward. ALT+TAB

Be wise, while purchasing or taking flat on rent. Do not give Brokerage or other than rent. (Brokers are creating new trends in People’s that they should be in every deal) What’s need?Banks, Builders & brokers are directly eating your money. Banks Gets loans from other countries in very cheap interest rates for different purposes & they are offering us with minimum 11-12%.

Survey’s shows that IT People spends unnecessary more money than any other professional. Plan your monthly budgets properly. What for u r going in Barista, coffee day n CCD’s what the nonsense they are giving You 50 Rs for coffee of just 10/- I can surely say that Due to only IT ppls n some hi-fi customers. As they are getting customers they will surely keep prices high.

While purchasing a flat of 40 lacks you are paying exactly 80 lacks in tenure of 20 years. Fact…!!! Think for future, In future if you loose your job then how you can pay the EMI of 30 - 40k.

  • Property market in Year 2001 -2004 was quiet Ok; People were able to buy Flats in reasonable rates.
  • Year 2005 -2007, some of the well known builders started the rates boom, flat which was at the cost of Rs.900 Sq Ft now became Rs.3000 to 8800.

Q: Are there any additional facilities?
No Same Scheme/Area, Flat sold at 20 Lacks Now selling at 45 lacks.

Q: Why Property increased so High?
IT people competition to buy sweet home .., they are bound to take….

Q: Who is going to Benefit from this Property Boom?
Only Builders, Bankers and some of the Politicians

Q: How is the Bank’s support on Home Loans?
Last Year, Bank gave the loans at flexible minimum rate; Now Banks has sufficient number of customers - RACING WITH BUILDERS INCREASE, (Trap) Slowly Banker’s increasing interest at % 0.5 every year.

Q. IT salaries are high in Market, How much actually IT-people getting in Hand?
People, who bought house of 30 Lacks to 50 Lacks, now they need to pay EMI
25,000 to 35,000 for 30 Yrs. If bank keeps same interest rates. Suppose Salary is 35- 40K per Month, 30K will be the EMI.

Q. Is there any “Terms & Condition or Processes to increase rates”?
No, Depends on Builders Greediness. Every builder follows the different strategies, Builder sold one flat 1500 Per Sqft in Morning and 2800 Per Sqft in the Evening, There are no records maintained.. RATES JUST INCREASING……

Q. Who made builders smart & greedy?
Greedy IT people.. No body is asking, Flat was sold at 15 Lacks, Why now 35 Lacks?

Q. What will be the actual ‘area of living’ or carpet area if the builder proposes 1000 sqft?
The actual carpet area will be 800-850 sqft only. The common area is also included in the proposal. If two flats are in the same floor, then the builder cheats both the residents by collecting

How do Builders cheat buyers? … Let us see with a simple example

Builder XYZ proposes a flat in a decent residential area.

    • Rate (Unit Price) - Rs. 3500 sqft.
    • Registration - Rs. 40 per sqft.
    • EB and drainage - Rs. 50,000
    • Covered Car park - Rs. 1,25,000
    • Corpus fund - Rs. 50000.


For a 1000 sqft flat (850 sqft carpet area), the approximate cost will be Rs. 37, 65,000. In the same plot area the builder would have constructed 8 or 10 flats.

Let us see how a builder earns his profit

 

  • Total sales for the builder - 37, 65,000 *10 = 3, 76, 50000 ( 3.76 crores)
  • Cost of the land - Rs. 40 lacks per ground
  • Total cost of the land - 80 lacks for two ground —–> A
  • Total built-up area for 10 flats - 10*1000 sqft = 10,000 sqft

Construction cost per sqft (for normal specification) = Rs. 900 per sqft

  • Total construction cost - 10,000 * 900 = Rs. 90,00,000 —–> B
  • Other expenses for the builder - Rs. 20 per sqft = Rs. 2,00,000 —–> C

Total expenses for the builder

A+ B+C = Rs. 80,00,000 + Rs.90,00,000 + Rs. 2,00,00
= Rs. 1,72,00,000 ( 1.72 crores approx)

Total Sales = Rs. 3.76 crores - Rs. 1.72 crores

Total profit of the builder = Rs. 2.04 crores.

Let us see the share of each resident

1. Cost of land = Divided share among the other 10 residents
= Rs. 80, 00,000 / 10
= Rs. 8, 00,000

2. Construction cost = Rs. 900 * 1000
= Rs. 9, 00,000

3. Other expenses = Rs. 2,00,000 ( approx)

Total = Rs. 19,00,000 ( Nineteen lacks)

The total share for each resident is Rs. 19,00,000 ( Nineteen lacks only )But he pays Rs. 37.5 lacks for the flat.

So,

1. IT People should think about buying flats for at least next 1-2 Yrs.

2. Once rates are reasonable, with some legal process get the Booking.

3. Check Facilities, Convince, Road Approach, schools & Mainly co-operation water

4. Ask Questions If I buy 1/2 BHK at 20 to 45 Lacks, Do I get resale value in future?

5. Today you are capable for paying 1500 -3000 maintains per month? Will be the same case after 20-30yrs after retirement.

6. In All, Don’t stretch more to get the more & more loans, other wise, it will create unnecessary pressure and tension.

7. Read the above mentioned calculation carefully, when you are about to buy a flat please keep this in mind.

First Bold Step – “Ippadikku Rose”

Most of the Tamil satellite Channels are reliant on the tear jerking serials and cinema based programs to maintain their TRP ratings. But Star Vijay is searching for innovative programs apart from these to broadcast on the small screen. ‘Ippadikku Rose’ will be hosted by Rose, a transsexual, after successful programmers like ‘Kadhaiyalla Nijam’, ‘Super Singer’, ‘Jodi No. 1’. I think this will be the first show to be hosted by a transsexual on any Indian Television channel.

You know, Rose is a former student of Satyabhama Engineering College who later did higher studies in the US.This interactive programmer would invite participants to discuss about the issues concerning the society.

“I hope my presence in the media will have a positive impact and change people’s attitude towards my community,” she said .

Nokia N98 new threat to iPhone

New Nokia N98 who really looks like Apple iPhone, but when you look at specifications there is huge advantage over iPhone.

The N98 concept photo reveals a huge touch screen display. The preliminary photos show major similarities with iPhone, but the prototype is most likely Nokia 8600.

This 120 grams device has dynamic dimensions with 60 mm width, height is 110 mm and thickness is 15 mm. The smart Nokia N98 is powered by a Li-Ion battery and the battery shows life of 300 hours in stand-by mode and 4 hours talk time. Here the above picture is a French version of n98 :lol:

Emotional play on the ROAD

Last Friday, Me and my friend went to a tea shop near my office on break, there in front of the shop we saw one old lady, she come near us and asked for 5 rupees, I gave her a rupee, but she continuously asked for 5 rupees to my friend, simply we just ignored the lady and entered that shop, on that time she followed us and try to overtaken my friend, suddenly she fell down.

my friend tried to catch the old lady, he suddenly got emotional and gave her 20 rupees.

Today as usual we went to that tea shop on break time, the same old lady was posing the same action with others, that person also got emotional and gave 50 rupees.

There only we realize that old beggar lady’s was playing an emotional trick drama.

So friends please beware of these emotional tricks. How to make this END?
